Preparing to Sell Checklist

Curb Appeal

Driving by the house is usually the first thing home buyers do when finding a house they might be interested in.  These steps are important to ensure the potential buyer will not be turned off once they have driven by:

  • Mow the lawn, trim up the trees, trim the shrubs away from the house
  • Rake leaves, pull weeds and get rid of any dead plants, flowers, or shrubs
  • Add fresh mulch (brown or black)
  • Wash windows inside and out
  • Sweep and/or powerwash all walks and driveways
  • Repair any exterior deficiency like doors, windows, roof, wood rot, gutters, fencing, house numbers etc
  • Add new flowers, shrubs, etc if needed
  • Place a nice looking doormat at the front entrance
  • Add a potted or hanging plant

The Kitchen

The kitchen is not only one of the most important features of the home, it also contains quite a few gadgets and equipment the rest of the house doesn't have.  That's why it is so important to ensure your kitchen is clean and functional.

  • Clear off unnecessary items from countertops
  • Remove all messages, pictures, and magnets from the refrigerator
  • Wipe down cabinets and polish sinks
  • Clean all appliances inside and out
  • Clean kitchen flooring
  • Air out garbage area with  a deodorizer and/or air freshener
  • Repair any faucet/sink leaks
  • Repair or replace broken appliances
  • Repair any non-working cabinets, doors, and drawers
  • Patch and paint walls and ceilings if needed
  • Add a new throw rug
  • Add a plant


  • Remove unnecessary items
  • Organize linens, medicine cabinet, etc
  • Clean sinks, toilets, bathtubs, and showers and ensure they are mold and mildew free
  • Clean mirrors and bathroom fixtures
  • Clean bathroom floor
  • Repair any faucet, sink, and/or toilet leaks
  • Caulk and grout tile if needed
  • Patch and paint walls and ceilings if needed
  • Add a scented candle
  • Add coordinated towels and accessories
  • Add a new shower curtain

Living Areas

  • Remove papers and magazines from tables
  • Rearrange furniture if needed
  • Discard or store worn furniture
  • Store any "extra" furniture
  • Straighten bookshelves
  • Clean and deodorize carpet
  • Polish all furniture
  • Wipe down lighting fixtures
  • Make sure all light bulbs are working
  • Wash or remove window treatments
  • Clean fireplace, if needed
  • Patch and paint walls and ceilings if needed
  • Add fresh flowers, potpourri or a scented candle
  • Add lamps if the room is dark


  • Straighten children's play area and store extra toys
  • Remove "extra" furniture and rearrange if needed
  • Make closets more appealing by storing seasonal clothes elsewhere
  • Be sure all items are neatly placed
  • Clean and deodorize carpet
  • Wash or remove window treatments
  • Wipe down lighting fixtures
  • Make sure all light bulbs are working
  • Patch and paint walls and ceilings if needed
  • Add decorative pillows to beds
  • Add a plant

Garage and Storage

  • Organize all areas
  • Box up and store, or dispose of any unnecessary items
  • Sweep and clean floors
  • Remove cobwebs from walls, window sills, and ceilings
  • Ensure air conditioning, heating, and water heaters are all in working order
